Project Summary
Nettles Construction Solutions completed intumescent fireproofing work at the Holzwarth II facility for general contractor TX Morrow Construction. The project, a new 43,000 sf 2-story retail building, required meeting fire-resistance testing standards, staying on schedule, and maintaining a clean worksite throughout, and Nettles fulfilled these requirements in less time than originally estimated.
The Problem
TX Morrow needed a fireproofing solution that would satisfy fire-resistance rating requirements for exposed structural steel while keeping the project on schedule and the worksite clean. The design intent called for exposed framing, which meant any fireproofing system had to preserve the visual character of the steel rather than conceal it.
The Nettles Solution
Nettles specified intumescent sprayed fireproofing as the best option for the conditions at the site. Unlike cementitious alternatives, intumescent coatings apply at minimal thicknesses, allowing framing to be held tight to the steel, without interference. The intumescent fireproofing system delivers required fire-resistance ratings while keeping the exposed structural steel visible, matching the architectural intent of the building.
Intumescent fireproofing also offers practical field advantages, as it can be applied before the building is dried in, reducing the need for patching and RFIs related to framing layout changes. This made it a strong fit for a project where schedule and site cleanliness were top priorities.
The Result
With a three-man crew, the initial estimate for this project was an 11-day completion. However, the Holzwarth II fireproofing scope was completed in 8 days, coming in under the 11-day estimate and providing an excellent result for the client. The project met testing requirements and was delivered on time and within budget.
